The Lake Stevens Bartell Drugs is part of a family-owned chain of pharmacies in the greater Seattle area. This 24’ single-story, commercial structure is comprised of special-reinforced masonry shear walls, metal deck & bar joist roof construction at the main building, and steel moment-frames at the entry vestibule. Upon the client’s request, the interior tenant improvements were requested and provided. Tenant improvements consisted of cold-formed steel interior canopies, headers, and soffits.

Going Above the Standard

Coordination and value-engineering with the customer were imperative on this project as it had a very tight budget. Preliminary calculations were performed to help determine cost-feasibility for various items such as exterior wall heights, parapet heights, roof-framing layout, and canopy locations. As the entry vestibule was all glazing, this was identified as requiring an alternative lateral force resisting system than the balance of the building.
