The SeaTac Senior Living Apartments project is a 170-unit multifamily development project composed of two multistory buildings along International Boulevard in SeaTac, WA. The site is directly south of an existing assisted living facility that will have a shared access driveway with this site, allowing a concentration of similar uses and better use of land within the City. Underground parking was provided below four stories of residential units to further maximize usable space. By working with the architect, landscape architect, and client, LDC was able to help produce a functional, aesthetic site plan that exceeded City code regulations. This project was granted a rezone and site plan approval by the City. Project construction is slated for 2018.

Going Above the Standard

LDC's research allowed the client to increase their proposed building sizes through a combination of rezoning the site from high density residential to urban center and a code departure request allowing an increase in building heights adjacent to neighboring properties.
